How long will the inspection take?

2 hours would be a good reference point, depending on size, age, etc. Every home is a little different.

What is a home inspection?

A home inspection is a visual inspection of the structure and components of the property. It is very important to buyers by giving them an impartial view from a professional, alerting them of potential problems or defects. It's important to sellers in that you are showing the potential buyer there is nothing you are trying to hide from them. A home inspection does not protect from future failures, determine the value of the home, and is not a local or federal code inspection.

Why should we bother getting a "pre-listing" inspection?

Getting a pre-listing inspection shows prospective buyers that you have nothing to hide from them, and it may be just what they need to give them enough confidence in the home to purchase it.

What is the inspection report all about?

The main purpose of the report is to provide the buyer with information about major defects before the purchase is made. Please note that ALL homes have defects and flaws. Potential buyers often view the inspection report as a pass or fail situation. This is not the case. The report sometimes helps negotiate a lower buying price, or gives the buyer a list of needed repairs to view before deciding on the property. After viewing the report, the potential buyer can request that the seller perform some of the repairs before the sale. This is often agreed to by the seller, although he/she is under no obligation to do so.

What is a "one-year warranty" inspection?

When building a home here in New York, the builder is required to carry a one-year warranty on the home. Before the warranty is up, call us for an inspection, and we'll go through your home top to bottom, making sure there will be no surprises in the near future. Why not find the problems now while the builder will still take care of them free of charge?
